A practical list of paperwork, savings evidence, and steps before you apply for your first home loan.

Preparing documents early helps first home buyers move faster when the right property appears. Lenders assess your identity, income, savings, and existing commitments.

Identity and personal details
  • Photo ID (driver licence or passport)
  • Medicare card or secondary ID where required
  • Current address history
Income evidence

PAYG employees: Recent payslips (usually 2), employment letter, and last tax return if requested.

Self-employed: Two years tax returns, financial statements, and BAS/statements may be required.

Savings and deposit
  • Bank statements showing deposit funds (often 3–6 months)
  • Evidence of genuine savings or gift/deposit source declarations
  • Statements for other assets (shares, super if applicable)
Liabilities
  • Credit card limits (not just balances)
  • Personal loans, car loans, HECS/HELP
  • Buy-now-pay-later accounts
Property details (once you find a home)
  • Contract of sale
  • Rental estimates if applicable
